This elegant late 18th-century Regency rectory is built from local red-brick and lies close to the tiny church of Bratoft village. With delightful large gardens and wonderful views across open countryside, this peaceful large house is ideal for family gatherings or friends' reunions. This house provides an excellent base from which to visit National Trust properties in the area such as Gunby Hall, Tattershall Castle and Belton House. Located at the edge of the Lincolnshire Wolds, designated an Area of Outstanding Natural Beauty, this is a great touring base with picture postcard villages and the friendly market towns of Spilsby, Horncastle, Tattershall, and Coningsby. The bracing coast of Lincolnshire offers different seaside experiences to appeal to all tastes and is within 30 minutes drive.

Ground Floor: large entrance hall, study, sitting/dining room with open fire, kitchen, utility room and separate lavatory. First Floor: six bedrooms (3 doubles - 1 with antique brass 5' half tester bed, 1 with 5' bed, 1 with 6' bed which can also be a twin on request with en-suite bathroom, 2 twins and 1 single), two bathrooms with separate showers.

oil central heating included. The gardens are mainly laid to lawn with large shrub borders. There is parking for six cars and there is an in-out driveway laid with gravel.
